Hume Anglican Grammar is Coming to Wollert

Hume Anglican Grammar, one of Melbourne's well-regarded independent schools, has announced plans to open a fourth campus in Wollert, putting highly regarded Prep to Year 12 education just around the corner from Arramont. Joining the school's existing Donnybrook, Freier and Kalkallo campuses, the Wollert campus will be the largest of the four, with capacity for around 2,500 students. Construction is scheduled to begin in 2032, with the campus planned to open in 2033. The site is nestled within the area bound by Boundary Road to the north, Epping Road to the east, Edgars Road to the west, and Craigieburn Road East to the south, placing it within a 7 minute drive from Arramont. The location has also been chosen with connectivity in mind. It sits next to a planned public recreation reserve, similar to the setup at the Donnybrook and Kalkallo campuses, and the proposed Wollert train station will be close by. The future Wollert Major Town Centre will be adjacent to the campus, meaning school drop-off can easily be combined with the weekly grocery shop, a coffee catch-up with friends, or a trip to the local library once the precinct is up and running. The school will open with the junior year levels, with the intention of growing into a full Prep to Year 12 offering over time. Secondary year levels may be introduced earlier if demand supports it, so the exact rollout of year groups will become clearer as planning progresses.

What Hume Anglican Grammar Is Known For

Hume Anglican Grammar is a co-educational, independent Prep to Year 12 school with a reputation for high-quality education across Melbourne's northern growth corridor. Its school motto, "Let Your Colours Shine," reflects the school's philosophy of nurturing each student's individual strengths rather than taking a one-size-fits-all approach to learning. As a multi-campus school, Hume has built its name on bringing affordable independent schooling to fast-growing communities like Wollert, Donnybrook and Kalkallo. Principal Bill Sweeney has described the Wollert campus as a chance to extend that same offering to local Wollert families, without them having to commute well outside their suburb.

What This Means for Arramont Families

For families currently weighing up schooling options near Arramont, the announcement of the Wollert campus is one to watch. While enrolments won't open until 2033, it represents a long-term investment in local families being able to access a well-regarded independent school so close to home. Families interested in learning more can register an Enrolment Enquiry with Hume Anglican Grammar and follow Social Media channels to stay updated as more information for the Wollert campus is confirmed.

Wollert, a property investors haven

Wollert has quietly become one of Melbourne's most closely watched growth suburbs. As affordability continues to push buyers beyond Melbourne's inner suburbs, Melbourne's north has emerged as a destination for first home buyers, young families and investors alike. Unlike many established suburbs where prices have already climbed significantly, Wollert is still evolving, giving buyers the opportunity to enter a market that continues to grow. REA data shows Wollert's median house price sits at around $712,000, making it one of the more affordable entry points into Melbourne's metropolitan market. Houses recorded annual growth of 3.2% over the 12 months to May 2026, while delivering a gross rental yield of around 4.4%, a combination that continues to appeal to both owner occupiers and investors. Much of Wollert's appeal comes down to the expected population growth. The 2021 Australian Bureau of Statistics Census recorded 24,407 residents, with a median age of just 30, making Wollert one of Melbourne's youngest communities. That number is expected to rise significantly over the coming decades as new neighbourhoods are completed and Melbourne's northern growth corridor continues to expand. Not every new resident is ready to buy a home straight away. Many young families, couples and professionals rent first, creating steady demand for modern homes close to schools, parks, shopping centres and everyday amenities.

Strong Rental Returns

REA data indicates the current median weekly rent for a house in Wollert is $560. Median rents have increased by around 40% since 2021, highlighting how demand has grown alongside the suburb itself. Over the past 12 months, more than 1,200 houses were leased, while around 1,500 renters registered interest in properties across the suburb. The typical renter profile reflects the buyers moving into the area. Young families are looking for more space, first home buyers are saving for their own property, and professionals are seeking newer homes without the price tag of Melbourne's more established suburbs.

Investing for the long term

As Wollert grows, it is also gaining the infrastructure that supports long term liveability, including new schools, upgraded roads, shopping centres and community facilities. These investments are helping transform the suburb from a growth area into a well established part of Melbourne's north. For some investors, purchasing a new home within a master planned community can also offer tax benefits. Negative gearing occurs when the costs of owning an investment property, including loan interest, maintenance and other eligible expenses, exceed the rental income it generates. Depending on an investor's individual circumstances, those losses may be offset against taxable income, although professional tax advice should always be sought. New homes may also provide depreciation benefits on eligible building components and fixtures, which can improve after tax cash flow during the early years of ownership.

Why Arramont works for investors

Arramont offers buyers the chance to invest while Wollert is still taking shape. Instead of buying into a suburb where much of the growth has already occurred, purchasers are securing land in a community expected to benefit from continued population growth, improving infrastructure and increasing demand over the years ahead. Buying within an estate like Arramont also simplifies the process. From the initial purchase through to construction, a dedicated sales team and trusted builder network help guide buyers through every stage of the journey. The benefits continue after the home is complete. Renters become part of a thoughtfully planned community where parks, nature strips and green spaces are professionally maintained, while regular local events and community initiatives help create a genuine sense of neighbourhood. For investors, that combination should be a selling point. It’s not just about buying a property anywhere. It’s about investing in a community where people genuinely want to live, and where demand is expected to grow alongside the suburb itself. Victoria’s Gas Connection Changes: What buyers need to know

Victoria’s housing market is changing rapidly, and one of the biggest shifts facing future homeowners is the move away from residential gas connections. For buyers planning to build and wanting gas in their homes, now is the time to think about your buying and building timeline to ensure it’s doable in your home. With the Victorian Government moving toward all-electric homes from 2027, anyone who still wants the option of gas cooking, gas heating, or gas hot water in their future home needs to understand the upcoming changes and more importantly, why getting permits approved before the cut-off could make all the difference.

What are the new gas connection rules in Victoria?

The Victorian Government has announced major building electrification reforms that will impact new homes across the state. From 1 January 2027, most newly approved homes in Victoria will no longer be eligible for standard gas connections and will instead need to be fully electric. This means future homes approved after the cut-off may not have access to natural gas cooktops, gas ducted heating, gas hot water systems and future gas appliance upgrades. The changes form part of Victoria’s broader push toward reducing emissions and transitioning households to electric energy systems, however it takes away the control buyers have in choosing how they want their new home to operate.

Rules and exemptions broken down

Existing homes can keep gas connections

Homes that already have active gas connections can continue to stay as they are, they will not be made to change over to electric.

Renovations and extensions may retain gas

Established properties that already have active gas connections may still be able to retain gas when undertaking renovations or extensions.

Projects approved before the deadline

Developments and homes with permits approved before the new regulations commence may still qualify for gas connections.

Regional and LPG exceptions

Some regional properties and homes using LPG systems may continue to operate outside the standard restrictions.

Why this creates urgency for buyers

Building approvals can often take longer than you think, which means starting the process of getting your building permit should start as soon as possible. Waiting could mean missing the deadline and running into delays for permit processing. It could also mean that your house plans need to be redesigned to an all electric fit out which could increase construction costs. For buyers who value the benefits of gas in the home, acting early gives flexibility before the rules tighten permanently.

Why many homeowners still prefer gas

Despite the transition and rising popularity toward electrification, gas remains a highly sought-after feature in many Australian homes. Buyers value the fast and reliable heating, cooking control, familiarity and also simply because a gas cook top visually suits their style. Historically, gas has been a cheaper option for home operation with up front install costs being the main burden, but long term more cost effective.

Why Arramont Estate in Wollert is perfectly timed

For buyers looking to secure land and start the building process now, Arramont Estate is the perfect option. Located in Melbourne’s rapidly growing northern corridor, Wollert is becoming one of the most popular destinations for families, investors, and first-home buyers looking to build new homes. With land available now, buyers at Arramont Estate may be able to purchase land and work with their preferred builder to get their plans approved before the cut off date. Securing your block of land now could be the difference between having the choice of gas or not. We recommend doing your own research on the upcoming gas reforms, and if you do have the luxury of choosing how to operate your home, conducting your own research on what connection works best for you and your home needs. Speak to the Arramont Sales Team on 0425 741 891 and at arramont@rpmgrp.com.au for more information on land availability that could help you meet the 1 January 2027 deadline.
